I am a senior citizen on a fixed income, I fell behind on my mortgage payments and my house was scheduled to be auctioned during the Thanksgiving holiday. I was about to become homeless and I had no money to buy food for my traditional Thanksgiving dinner I have cooked for years. Several people knocked on my door asking to buy my home, I was confused I did not know what to do or who I should trust. Fearing I would be homeless and living on the streets, I accepted an offer from the third person who knocked on my door.  As luck would have it, Nubian knocked on my door three days later, asking me if I wanted to sell my home, I told her I already had a buyer. My sons, stepmother fraudulently deeded my sons inheritance to herself and her children. I hired an expensive attorney to help my son reclaim his inheritance, the attorney cared more about my sons stepmother instead of my son, his client. We were getting nowhere and I was growing very concerned my son would not reclaim the home his father wanted him to have. I consulted with Nubian, she advised me she was not an attorney but she could consult with me and tell me how to write the letters to persuade my sons attorney to do his job. I think Nubian missed her calling, she should have gotten a law degree instead of a Real Estate license. She kicked my sons attorney, his stepmother and her attorneys butt. It took five months, to close escrow but I could have never reclaimed my sons home if Nubian had not helped me. 

Nubian went far above and beyond any Realtor I have ever worked with, not only did she pay for my renovations, she came to my home every day to make sure the work was done properly, often she would even assist the workers. She hosted a night time open house, over 100 people came to view my home, she had a beautiful website built that showcased my home and she personally staged my home to compliment my Art Deco decor. She did a fabulous job, I highly recommend her and her services.

I am so glad I was introduced to Nubian by a mutual friend. I live in a small town in Texas, I was planning to sell my rental property, For Sale by Owner. After speaking with Nubian, she explained why it would be wise to use a Realtor rather than sell my rental on my own. I'm so happy I took her advice. I did not know about all the laws that protect tenants right. Nubian explained she was not an attorney and could not give me legal advice, but she advised me it would be a challenge to evict my tenants because they were seniors and disabled. Nubian had a very difficult task working with the tenants but within 60 days we closed escrow, she worked with the tenants and helped them get approved for a loan and they purchased my rental property. I own several rental properties and I work full time, It was a relief having someone who could meet the contractors, pick out paint colors, handle the sewer lateral and termite repairs, I never once had to come to property to meet with anyone or take any phone calls. She negotiated all the cost and then she would discuss the scope of work and cost with me, once I approved she would ok the work. Once the work was completed she would notify me, if there was anything that was not to my satisfaction she would make sure it was corrected. I am very please with her knowledge and her professionalism. She is now working with me on my condo conversion. I hired an ex city employee to help me convert my 4 units into condos, it's been over a year and my building had not been completely approved. Nubian stepped in to help me complete the conversion and within a few months the city inspectors gave the green light to approve my final map. She is a dynamite lady and a great person to have on your team.

My father left me his house, the house was in a great neighborhood but not in such great shape. I was going to sell the house AS IS until one of my co workers gave me Nubian's Flyer. The information on the flyer was too good to be true, I had never heard of a concierge Realtor who pays for all your renovations upfront, but I figured what the hey, I gave Nubian a call to get more information. She came to my fathers home the next day and did a walk through. She prepared a booklet with other homes that sold in near by neighborhoods. The homes in her booklet were much nicer than my fathers, selling between $900,000-$1,200,000. Nubian, told me if I sold my fathers house AS IS, after loan payoff and commission I would stand to net about $650,000, but if I rehabbed it I could possible make $850,000. I thought to myself $650,000 is more money than I've had in my life, but then I started thinking about my kids college tuition, purchasing an investment property and maybe a nice vacation in the Caribbean. Just as she said, she put up all the renovation fees, her crew finished the rehab in 30 days and my fathers house sold for $1,2050,000. I didn't pay a penny until the close of escrow. Nubian and her crew were very professional and easy to work with. She helped me find an investment property, she fixed it up for me also and now I have a positive monthly cash flow. Thank you dad and thank you Nubian, life is good.
